I don't think this is a major surprise. Everyone knew parking was going to be tight in that neighborhood. When I go to Polar, I am going to be prepared to walk. I don't mind doing that for a sporting event. I think nothing of walking a mile or so to go to Fenway or the Garden. I am not going to walk a mile to have a drink or go to a restaurant.. I will not go to establishments in that neighborhood if there is a game going on.
Assuming everyone thinks like me (and they should) local businesses will get a pre-game and maybe a post game boost and be pretty dead during the game. TBD if being extra busy pre and post game makes up for being slower than normal during the game.
I hope the average Joe has enough baseball IQ to watch a baseball schedule and not get permanently scared away from the Smokestack BBQ because they had a logistics nightmare trying to have a normal dinner on game night

When it comes to the joined-at-the-hip duo of access and parking at McCoy vis-a-vis Polar Park, I wouldn't go down that road if I were you, rf1.

Hanover Insurance Park at Fitton Field is an ideal location for access. Regarding a night game at Polar on a week day, you could slide into an on street parking meter spot Downtown as the businesses close around five pm and those spaces turn over and then stroll to dinner and the game. Walking a mile back in the dark after the game would be the downside.
