Things were headed downhill for the DAC before 9/11: $3 million in back taxes, a steep decline in membership. And on 9/11, per Wikipedia, "the upper floors were undergoing renovations, and all the windows were open, which caused debris and other material to seep into the building."
The days of the private, downtown business clubs are gone. When the Princeton Club of New York closed, that was telling.
